fROM : DF PECK CONSULTING PHONE NO. : 484 7421 Nov. 38 1995 <br /> <br /> Sylvia Frolik <br />November 29, 1995 <br /> Two <br /> <br />Problem along Andrie Street. <br /> <br /> There also is ex!stent approximat~ly 220 feet of storm sewer pipe and a ditoh <br />traversing a portion of Lot $ which drains areas not included in this plat. These <br />improvements were constructed in conjunction with the i~stallation of 153rd Avenue. <br />North Fork proposes to fill =he ditch and extend additional pipe as a replacement. <br />No easements for these improvements were ever recorded. <br /> <br /> Street and sewer construction will cause the loss of one tree. Proposed site <br />grading will generate some excess material which North Fork proposes to move across <br />153rd Avenue to the undeveloped portion of the Northfork PUD abutting.the golf course <br />for future road construction on that parcel. <br /> <br /> There is an existing Lake Access Easement granted by North Fork in favor of <br />the Northfork Homeowners Association which affects a portion of 0utlot A and a <br />portion of Lot 6. This easement may be relocated at any time by North Fork in its <br />sole discretion and this will be done prior to plat recording. <br /> <br /> Outlet A is reserved for future development. The power line and trail corridor <br />would form a buffer from Itasca Shores which could allow for a different housing style. <br />If nothing else this area could be develope~ into three lots serviced by a short <br />cul-de-sac. <br /> <br /> Outlet B wi~l,'be conveyed to the owner of Lot 13, Block 3, Northfork Second <br />after required grading is completed. <br /> <br /> North Fork would landscape the cul-de-sac island an~ presumably turn it over to <br />the City. The monument easement on Lot 11 runs in favor of the Rom~Swners A~sociation. <br /> <br /> Un,er the approved North Fork PUD and subsequent amendments North Fork was <br />allowed 292 building sites. At present there are 171 lots final platted and <br />improved. There are also 99 lot~ covered by Preliminary Plats, (72 lots ~mmaining <br />in Northfork Fifth and 27 lots remaing in North£ork Oaks) The~ll proposed lots <br />in Itasoa Shores would bring the total to 281. <br /> <br /> We trust that you will forward the eno)oecd in£ormation tO the P1Rnning commission <br />for its'review at its December meeting.
