We offer the following comments: <br /> <br />1. Z~Oning and Generat: The property is zoned Planned Unit Development <br /> arid is a part of the approved concept plan for Northfork dated January 1, <br /> 1¢}85. The preliminary plat currently under review proposes to create 37 <br /> sibgle family lots on 73.3 acres. <br /> <br />2. LOt Dimensions and Area: In keeping with the Northfork P.U.D. <br /> cancept modifications approved in May of 1990, all of the lots in Northfork <br /> Ol~ks are at least one acre in size. .,- <br /> <br />3. SOils: All of the lots must contain a minimum of 27,225 square feet of <br /> Ct.~s A soils to be deemed suitable for on-site septic systems. SCS soils <br /> da~?.a needs to be superimposed on the proposed plat to determine ff this <br /> cfi. teflon can be met. Softs in the m'ea are predominantly Class I softs, <br /> holwever, Isan, Rifle, and Muck soils also exist in the area. <br /> <br />4. P:~rk Dedication: In accordance with the Ma), 9, 1989 Northfork Park <br /> D~dJcafion A~eement, there is no park dedication due in this area of the <br /> POD. <br /> <br />Streets: The lots are proposed to receive public access via the extension of <br />Rdyal Road from Northfork Oaks to the south and the extension of t62nd <br />from Northfork Third to the west. The street designation should be <br />ch~,nged from 159th to Royal Road. There are two cul-de-sacs proposed to <br />extend off of Royal Road; the cul-de-sac extending to the west should be <br />named 162nd Circle N.W. and the cul-cie-sac.extending to the east should <br />be Earned 162nd Cou~ N.W. The cul-de-sac len~m, hs do not exceed the 600 <br />foo~t maximum length standard. Srree~ plans for.consumcfion of the roads <br />are!subject to the prior approval of the CiD' Engineer. <br /> <br />DrlMnage and Easements: The Grading Plan subm.ined accepts street <br />run'off at two ]oc. arions and conducts L-ainage into a series of man-man: <br /> <br /> <br />
