Miller Construction consisting of five (5) <br />sheets. The documents submitted include Sheet A. 1 (Grading Plan) dated January 9, 1995; Sheets <br />A.2 (Site Plan), A.3 (Floor Plan), and A.4 (Building Elevations), dated January 19, 1995; and A.5 <br />(Wall Cross Section Elevations) dated January 16, 1995. The plans propose to construct a <br />manufacturing facility on the east side of C.S.A.FI. #116, approximately at Basalt Street N.W. <br />We offer the following comments: <br /> <br />Zoning: The site is zoned Industrial, for which manufacturing is a permitted use. <br /> <br />Lot Coverage: The subject site is approximately 3.8 acres in size or 167,631 square feet. Lot <br />coverage in the Industrial District is restricted to 35% or 58,671 square feet in this case. The <br />footprint of the proposed building totals 19,600 square feet, which is in accordance with City <br />Code. (Note: A planned mezzanine level brings the total square feet of usable space to 24,600 <br />square feet.) <br /> <br />Utilities: The facility will be served by municipal water and sanitary sewer. The City will extend <br />watermain to the southwestern corner of the site boundary and provide a service tap at a location <br />and size specified by Wendell's. At the present time, it is not feasible to provide gravity sanitary <br />sewer service to this site and a pressure sewer will be necessary. It is suggested that Wendell's <br />install a gravity sewer to drain to the southern boundary of the site and that a lift pit be placed at <br />that location to transmit the wastewater to a sanitary manhole which currendy exists approximately <br />900 feet to the east via a forcemain that will be installed by the City. This arrangement will allow <br />for the connection to gravity sanitary sewer when it becomes available sometime in the future when <br />extending services to the business area south of County Road #116. The pumping pit will be <br />owned and maintained by Wendell's. There is an existing storm sewer which crosses this <br />property. A twenty (20) foot easement for this storm sewer should be dedicated to the City in a <br />separate, recordable document. <br /> <br />Pedestrian Pathway:. In keeping with prior development to the east (Detail Tool, Health Quest and <br />Sunfish Square), a pedestrian path is desired parallel to C.S.A.I-I. #116/ Any proposed tree <br />plantings in this area should be located between the path and C.S.A.H. #116. Staff is <br />recommending that the pathway be constructed as an 8 foot wide bituminous path alohg the entire <br />parcel. A 10 foot wide concrete handicap ramp should be cut into the curbs at the driveway(s) to <br /> <br /> <br />
