ensure a handicap ~tccessible pathway. The site plan and the grading plan should be amended to <br />show the pedestrian_' pathway. It would appear that the mail may not be able to be accommodated <br />within the CountY~ road right-of-way. An easement of sufficient width to accommodate the <br />proposed mail shoald be dedicated to the City in a separate, recordable document. The maximum <br />grade of the trail e, an be no greater than 5 percent. It will be necessary to slightly modify the <br />proposed grading plan to meet this constraint. <br /> <br />Setbacks: The proposed facility fronts on County Road #116 and the structure setback from that <br />thoroughfare is 5.~ feet from the property line or 110 feet from road centerline, whichever is <br />greater. The buil~ng is proposed to be located 70 feet from the property line and t30 feet from <br />road centerline. Th~ structure also meets the 20 foot side yard setbacks and the 35 foot rear yard <br />setback. <br /> <br />Landscape Plan: Landscape plans have been incorporated into the Site Plan and in accordance with <br />City Code, it does ~rovide a 20 foot deep landscape area parallel to County Road #116. The site <br />plan must be modi~ed to identify the number, type and size of plantings to be established in the <br />landscape zone, the'~loading/trash receptacle zone or anywhere else on the site. <br /> <br />Screening: Becaus~ the site is surrounded by industrial sites, no screening is required. However, <br />given the placement of the loading dock and trash receptacle, the site plan is correct in proposing <br />plantings and fenci~fg to screen them from the view of the public right of way. <br /> <br />Architectural Standgrd$: City Code requires that in the Industrial District, exterior wall finishes be <br />of material that is 5~)% other than metal on the exposed walls. In accordance with City Code, the <br />exterior finish of the building is proposed be pre-cast concrete. The proposed building does not <br />exceed the 35 foot height restriction. <br /> <br />Waste Storage: Cit~ Code requires that all solid waste and refuse receptacles shall be stored within <br />a completely screened structure or container. The site plan does indicate a screened waste storage <br />area consisting ofp!antings and fencing. As mentioned earlier, the site plan needs to be modified <br />to identify the quantity, type and size of plantings. <br /> <br />Off Street Parking -}Design: City Code requires all drives, off-street parking and loading areas to <br />be surfaced with bituminous or concrete and finished with B-612 continuous concrete curbing. All <br />of these areas are p~oposed to be surfaced with bituminous but the entire perimeter of these areas <br />are not proposed to be finished with B-612 concrete curb. The site plan should be amended <br />accordingly. <br /> <br />Off Street Parking -iSpaces Required: City Code requires 1 parking space for each employee on <br />the maximum worlfing shift. It is Staffs understanding that there are 40 employees on the <br />maximum work shi~t, however, there may be occasional events where all 55 employees would be <br />at the site. The employee parking lot proposes 40 spaces and an additional 10 spaces are provided <br />in the visitor parking lot for a total of 50 parking spaces available for use by employees and/or <br /> situations <br />customers. To av(pid of parked vehicles obstructing site maneuvering areas on <br />occasional events, Ci~'ty Staff is recommending that serious consideration l~b given to increasing the <br />number of off-streetI parking spaces between the employee lot and the visitor lot to a minimum of <br />55. <br /> <br /> <br />
