[ 149th. The plat. consists, of 18 acres proposed to be platted into 35 single <br />farmly resldenua119ts served by mummpal water and sanitary sewer. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Siter~locafion map <br />ProPosed preliminary plat <br />Grading plan <br />Letter from Mn/DOT dated March 28, 1994 <br />City'Staff review letter dated February 1, 1995 <br /> <br />Observations: <br /> <br />On February 8, 19~4, Mr. Gorham submitted an application for subdivision approval and the <br />proposed sketch plgn for Willow Ridge. <br /> <br />After several months of exploring options for through streets north to 153rd and Mn/DOT's <br />response to anothe~ access onto Hwy. $$47, the sketch plan received the approval of the Planning <br />Commission on Au'gust 2, ~994. <br /> <br />On August 11, 1996, the Park and Recreation Commission recommended requiring cash to fulfill <br />park dedication req~irements. <br /> ., <br />On January 17, 1995, the City received the developer's proposed preliminary plat for approval. <br /> <br />The property is cu~ently zoned R-3 Urban Residential for multi-family units. The developer has <br />applied for a rezonlng to R-1 Urban Residential to facilitate development of the property with <br />single family lots. ~ <br /> <br />All of the lots will rheet the minimum dimensional and area requirements. Lots adjacent to Hwy. <br />#47 will also be abl{ to meet the structure setback requirement from thoroughfares. <br /> <br />As with Amber R!dge, the developer is being required to install a bituminous pedestrian <br />transportation trail l:i, arallel to Hwy. #47. <br /> <br />All lots will receive~access from interior streets and no lots will have direct access onto Hwy. g47. <br /> <br />The wetland in the sputhern portion of the plat has been delineated and it ~ppears that construction <br />of the road in that ar~a can occur without disturbing the wetland. The City Engineer has requested <br />that copies of the de~neation worksheet be submitted to the City. <br /> <br /> <br />
