It our understanding that you have made a decision to go forward <br />with the 70 unit proposal. The sketch plan consists of one (1) sheet prepared by Olson <br />Construction Services and dated received by the City on December 9, 1994. We offer the <br />following comments: <br /> <br />Zoning.;. The subject property is zoned Multiple Residential for which up to 15 dwelling <br />units per acre is considered a permitted use. The property is approximately 8.7 acres in <br />size and 70 units are proposed; which equates to 8 units per acre. <br /> <br />Access to Plat and Streets: The townhouse units are proposed to be served by a private <br />road that will enter the plat from 2 points in Sunfish Square: 142nd Street N.W. and <br />Vanadium Street N.W. Vanadium Street N.W. will provide access to County Road #116 <br />and 142nd Street N.W. will provide access to Sunfish Lake Blvd. N.W. The sketch plan <br />has been forwarded to Anoka County for review and comment. <br /> <br />Wetlands: There are no wetlands impacted by the proposed development. <br /> <br />Drainage and Grading Plan: The submittal of a grading and drainage plan is required at the <br />time preliminary plat approval is requ§sted. However, it is noted at this time that when the <br />City reviewed the sketch and preliminary plat for Sunfish Square, it was advised that when <br />the multi-family portion of the property was developed, a drainage pond would be required <br />in the northeast corner of the muld-family plat. The drainage pond as proposed for Sunfish <br />Square in its preliminary plat would run through several lots in the northeastern most <br />grouping of townhouses. In addition, this drainage pond area would be required to be <br />landscaped to also serve as a buffer between the multi-family units and the single family <br />units. The landscaping of the pond is proposed to consist of 6 inches of topsoil and the <br />establishment of trees. An easement over this drainage pond would need to be conveyed to <br />the City. <br /> <br />A storm water analysis will need to be prepared by a registered engineer which would <br />document the adequacy of the detention pond to accommodate the runoff from the <br />development. A drainage pan which would include the internal storm sewer needs to be <br />submitted at the preliminary plat stage. <br /> <br /> <br />
