4. That the total area of the Subject Property to be rezoned is approximately 1.5 acres in size. <br /> <br />5. That the Subject Property is part of a larger parcel that is currently zoned B- 1 Business. <br /> <br />6. That the Applicants are proposing to rezone the Subject Property to B-2 Business to <br /> facilitate development of it with a convenience store with gas. <br /> <br />7. That the surrounding properties to the north and west are zoned B-1 and B-2 Business; the <br /> property to the east is zoned Planned Unit Development and is developed with a strip <br /> commercial center; the property on the south side of C.S.A.H. #I 16 is in Anoka City limits <br /> and is in the process of being rezoned from residential to limited commercial. <br /> <br />8.
