It is Staffs understanding that Pro Sporting <br />Away will be developed on Lots 1 and 2 respectively in 1995 and Phase 2 of <br />(expansion on Lot 1) and Phase 2 of Anchor's Away (new construction on <br />;loped in 1996. The site plan consists of one sheet dated April 12, 1995, <br /> Architects. We are also in receipt of a Grading and Drainage Plan dated April <br /> )y Hakanson Anderson Associates. We offer the following comments: <br /> <br />Zoning: Th.~ subject property is zoned B-3 Highway Business and the proposed principal <br />use of Lots [l, 2 and 3, recreational equipment sales and service, is a permitted use in this <br />District. A~ an extension of equipment sales and service, both Pro Sporting Goods and <br />Anchor's Ag. ay will offer indoor storage of recreational equipment such as boats. Because <br />this is an e~ension of a permitted use. and because it is not a self-storage type operation, <br />City Staff h~,s determined that a conditiOnal use permit for the indoor storage aspect of the <br />businesses i~ not required. <br /> [ <br /> <br />Lot Size: LOt 1 is approximately 2.4 acres in size and Lots 2 and 3 are approximately 1.8 <br />acres in size. <br /> <br />Lot Coverage: The subject parcels are restricted to a 35% lot coverage or 36,073 square <br />feet on Lot[l; 27,942 square feet on Lot 2 and 28,080 square feet on LOt 3.
