The lot coverage on Lot 2 is proposed at 28,000 square feet which is 58 <br />square feet over the maximum allowed. The lot coverage on Lot 3 is proposed at 28,000 <br />square feet. Because the overage on Lot 2 is so slight, City Staff will be recommending <br />that the Site Plan Development Permit for Lot 2 grant a 58 square foot variance to the <br />maximum lot coverage. <br /> <br />Setbacks: City Code requires a structure setback from Hwy. gl0 of 110 feet from <br />centerline or 50 feet from property line, whichever is greater. The structures all meet the <br />thoroughfare setback requriement in addition to the 10 foot side yard and 35 foot rear yard <br />setbacks. <br /> <br />OffStre~t Parking Spaces: City Code requires one customer parking space for every 200 <br />square feet of retail space and really doesn't establish any guidelines for the other proposed <br />uses in the buildings. The retail portion of the 3 facilities would be required to provide a <br />total of 86 parking spaces. It is staffs opinion that 122 parkings spaces between Los 1, 2 <br />and 3 should be adequate, especially when taking into consideration that the lots are <br />developed with parking lots back-to-back to handle each others overflow parking. <br /> <br />Loading Dock. st At the date of this writing, building elevations have not been provided but <br />it is Staff's understanding that overhead doors will be located on the sidewalls of the <br />structures to accommodate incoming service jobs, Storage items and merchandise delivery. <br /> <br />Acgess to Facility.: It is proposed that the site will maintain its two current accesses onto <br />Hwy. #10 in the vicinity of Lot 1 and the Outlot. Lots 2 and 3 will derive their access from <br />a drive/parking lane to be developed along the entire front of the site, parallel with Hwy. <br />#10. The Site Plan has been forwarded to IVln/DOT for comment. <br /> <br />Design of Off-Street Parking. Maneuvering Areas and Driveway~;. City Code requires that <br />these areas be surfaced with concrete or asphalt and that the perimeter of the pavement be <br />finished with 6 inch continuous concrete curb. The site plan reflects that all drives, off- <br />street parking and maneuvering areas will be paved. All areas required to have curbing are <br />so proposed with the exception of the edge of pavement in the fenced in area on the north <br />side of Lots I and 2. The site plan should be amended to include curbing the outer edge of <br />pavement in this fenced area, Since outside storage is no longer a permitted use in the B-3 <br />Business District, it should be noted for the record that the purpose of the fenced area is to <br />provide a secure area for items waiting to go into the repair shop and is therefore <br />considered off-street parking area. <br /> <br />Understandably, curbing is not proposed to separate parkiiag areas between the buildings as <br />these off-street parking areas are being designed with zero lot line to enhance the amount of <br />parking available to the facilities. <br /> <br /> <br />
