All <br />other scwcrlshown on the site plan will be private. <br /> <br />Lgndscapin /Screening: The front 17.5 feet of B-3 Business property is to be void of use. <br />The site pla reflects only a 10 foot wide green area between the front property line and the <br />drive/parki~ g lane. In lieu of the fact that the drive/park lane is a necessity to the site to <br />avoid creat ng any additional accesses onto Hwy. #10 and that there will be movement <br />through thi~ area but no permanent use established such as display of merchandies for sale, <br />City Staff i~. recommending approval of the 10 foot green space. With no permanent use <br />being established along the front of the property, the 17.5 foot green space could be easily <br />achieved if tad when a service road is developed on the north side of the property. <br /> <br />Grading an, I Drainage: Drainage from the development will be directed to two holding <br />ponds locat, ~ east of Lot 1 and west of Lot 3. The eastern detention pond will have a high <br />water overt ~w which will discharge into the Mn/DOT highway ditch which connects to the <br />median ditc between the north and south bound lanes. Calculations should be submitted <br />which defi~ .e the overflow rate from this pond as it compares to the predevelopment <br />conditions. Comment on the drainage as well as the access has been solicited from <br />Mn/DOT. ?the size of the parcel requires that it be reviewed by ~e Lower Rum River <br />Water Manltgement Organization for compliance with that agency s standards. Finally, <br />considerati4n should be given to providing closed conduit drainage. Overland drainage of <br />the site is p.j:oposed. At the date of <br /> the building elevations have not been received by City Staff. However, the <br />lave verbally indicated that the exterior facing on the structures will be vertical <br /> City Staff should be provided with a copy of the building elevations. <br /> <br />Lighting: ~The lighting plan was not indicated and the site plan should be modified <br />accordinglyi <br /> <br />Landscape ~lan: The site plan must be modified to identify areas to be established with turf <br />and the speOies, size and quantity of plantings proposed. <br /> <br />Waste Storage; City Code requires that all solid waste and refuse receptacles shall be <br />stored Withi[a a completely screened structure or container. The site plan does not indicate <br />a waste sto~age area in accordance with City Code and the plan should be modified <br />accordinglyl <br /> <br />15 <br /> <br /> <br />
