The pl '~[n proposes to construct a manufacturing facility on Lot 1, Block 1, Business
Park 95. We offer flae following comments:

Zoning: The site isizoned Industrial for which manufacturing is a permitted use.

Lot Coverage: The4 site is approximately 3.5 acres in size or 154,080 square feet. Lot coverage is
restricted to 35% o!' 53,928 square feet. The proposed size of the building is 24,960 square feet
for a lot coverage {~f 16%. The site plan also references a future building expansion of 17,960
square feet. With ~e proposed future expansion, the lot coverage will total 42,920 which is still in
compliance with Cily Code.

Utilities: The facili~ will be served by municipal utilities.
Setbacks: The structure will front Uranium Street N.W. and the location exceeds the 40 foot front
yard, 20 foot side y~d and 35 foot rear yard setbacks.

Screening: No screi~ning is required as the site is surrounded by other Industrial properties.

Landscaping: In a~cordance with City Code, a landscape area is proposed adjacent to Uranium
Street N.W~- The~e is also landscaping proposed along the building fro'nt. Landscaping is
proposed to consist bf 12 trees and 46 shrubs. All plantings must be located 20 feet from the edge
of street pavement. !The plan also proposes to seed and mulch all disturbed areas.

Architectural Stan :~trds: City Code restricts building height to 35 feet and exterior wall finishes
must be of material lthat is 50% other than metal on the exposed walls. The site plan appears to be
for a 1-story buildit~g at 22 feet high, which is in compliance with City Code. However, there is
also reference on th{e site plan to a future second story that indicates a proposed building height of
55 feet which is notlin conformance with City Code. This issue needs to be resolved. The exterior
facing finish of the !walls is proposed to be pre-cast concrete panels which is in compliance with
City Code.

Wi~ste Storage: City Code requires that all solid waste and refuse receptacles shall be stored within
a completely screen~ structure or container. The site plan does not indicate a waste storage area in
accordance with Cit~ Code and the plan should be amended accordingly.

Off Street Parking ~ Desi~; In accordance with City Code, all driveways, off-street parking,
loading and maneuvering areas are proposed to be surfaced with bituminous and finished with B-
612 concrete curbing.
?
