Site Plan Review Letter <br />Trend Scientific <br />April 28, 1995 <br />Page 2 of 2 <br /> <br />OffStreet Parking - Spaces Required: City Code requires 1 parking space for each employee on <br />the maximum working shift which in this case would be 25. The site plan proposes to create 35 <br />parking spaces. <br /> <br />Lighting: No exterior lighting plan has been shown on the site plan. Any lighting used to <br />illuminate the site should be arranged to deflect light away from Uranium Street. <br /> <br />Drainage and Grading: This parceI is being developed immediately north of a large regional <br />detention pond being designed to handle the runoff from the Business Park 95 plat. A substantial <br />portion of the site, including the building itself, is to drain to the northern edge of the site and <br />subsequently eastward into Uranium Street. A storm sewer having adequate capacity to handle the <br />mn-off from this development is being constructed in Uranium Street. Additional inlets, however, <br />may be required at the drive opening to conduct the storm nm-off into the storm sewer. The plan <br />. should be reviewed by the Lower Rum River Water Management Organization for compliance with <br />agency standards. Arrangements should be made with City Engineer Jankowski for a LRRWMO <br />review. <br /> <br />Access: The site is proposed to have two accesses onto Uranium Street. <br /> <br />Si~: The site plan indicates the placement of a sign adjacent to Uranium Street. A sign permit <br />from the City is required prior to erection of the sign. The applicant should contact Sylvia Frolik <br />for details on size and height limitations. <br /> <br />Loading Docks: For the current size of the structure, one loading dock is required. With the future <br />expansion, a total of two loading docks would be required. Loading docks are required to be at <br />least 50 feet in length. Although a loading dock depth of 40 feet is noted on the site plan, there is a <br />substantial truck maneuvering area adjacent to the loading docks that more than exceeds the 50 foot <br />requirement. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, May 2, 1995, at the Ramsey <br />Municipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan. A copy of the <br />case cover sheet is enclosed.
