Site Plan Review Le ~er Kenko April 26, 1995 Page 3 of 3 Drainage and Gra~ng: A ditch system had been consmacted as a part of the HY-10 Ramsey subdivision. This ~itch system conveys drainage north along the western boundary of the site, then east aiong the ~orthem edge of the site. The drainage from this development flows generally from southwest tol northeast.~ A sedimentation/detention pond has been proposed at the northeastern corn~ of the site which will discharge into the ditch system outlet at the predevelopment rat4. Calculations for this detention system have been reviewed and approved by the Lower Rum Rive r Water Management Organization. Access: The site is[ proposed to have no direct access onto Armstrong Blvd., two accesses from 147th Avenue and Cne access from Ferret Street. The plan has been forwarded to Anoka County for review and corm aent. Sign: The site plan ndicates the placement of a sign between the two driveways on 147th Avenue. A sign permit from he City is required prior to erection of the sign. The applicant should contact Sylvia Frolik for del fils on size and height limitations. Uses within Office Building: Although the floor plan shows an apartment on the second floor of the office building, tthis is a matter of mislabelling. After conversations with the applicant, it is staffs understandin~ that this area is intended as an employee lounge and lunch room and there will be no residentia~ use of the property. The Planmng Com~ssmn will be meeting at 7:30 p.m. on Tuesday, May 2, 1995, at the Ramsey Municipal Center, 1~'~5153 Nowthen Blvd. N.W., to review the proposed site plan.
