The site plan consists of 1 sheet prepared by Graphic Design <br /> Architects, and is dat, M April 25, 1988. We offer the following comments: <br /> <br /> 1. Zoning: Th~ subject property is zoned B-1 Business for which enclosed retail is a <br /> permitted usei <br /> <br /> 2. Lot $iz¢: Th~ subject property is approximately 5 acres or 217,800 square feet in size. <br /> <br />3. Lot Coverage: The subject property is restricted to a 35% lot coverage or 76,230 square <br /> feet. The existing structure is 20,880 square feet and the proposed addition is 16,920 <br /> square feet fo~ a total of 37,800 square feet. <br /> <br />4. Setbacks: Th~ adjacent properties to the west and south are zoned residential and as such, <br /> the commercial structure and parking lot are required to be set back a minimum of 40 feet <br /> from the resid~ential property lines. The distance between the proposed parking lot and the <br /> west propert~ line is not clearly indicated on the site plan. Whether or not the proposed <br /> expansion ca[~ meet the 40 foot setback requirement from the south property line is <br /> dependent on setbacks in place at the time the existing shopping center was constructed. <br /> For the record' the setback from the south property line should be shown on the site plan. <br /> <br />5. Landscaping ~ nd Screening; Section 9.11.20 of City Code requires a landscaped yard and <br /> screening wk :n a commercial use abuts residential property. Screening must be a <br /> minimum of feet in height and may consist Of fencing, berm, or plantings, or any <br /> combination hereof. This requirement impacts the west and south property lines and a <br /> landscape and[screening plan has not been provided. <br /> <br />6. Off S~;re¢~ ~ Sp~tccs: City Code requires one customer parking space for every 200 <br /> i;qUare feet or, retail space or in this case, 189 for the entire plaza. The total number of <br /> existing and p~oposed parking spaces on the site is not identified. <br /> <br /> Design of Off~Strect Parking ~nd Driveways: In accordance with City Code, the expanded <br /> parking area i~ proposed to be surfaced with bituminous and finished with continuous <br /> concrete curbing. <br /> <br />Ica <br /> <br /> <br />
