$. Access to Facili _W.: The Plaza will continue to have access from 167th Avenue N.W. only. <br /> <br />Utilities: The site is currently served by on-site septic system and well. The site plan does <br />not indicate whether an additional septic system and/or well will be installed and any <br />provisions for areas for alternate systems in the event of system failure. <br /> <br />10. <br /> <br />Drainage: A Grading and Drainage Plan has not been provided and one will be required. <br />The development will require construction of a sedimentation pond and skimming runoff <br />prior to discharge. <br /> <br />11. <br /> <br />Building Design and Materials: The exterior facing on the expansion will be the same as <br />the existing Plaza and is in compliance with City Code. <br /> <br />12. Lighting:' No lighting plans have been shown on the site plan, <br /> <br />13. <br /> <br />Waste Storage: City Code requires that waste storage areas be completely screened. Any <br />additional waste storage areas proposed to serve the expanded center must be shown on the <br />site plan with a description of the screening to be utilized. <br /> <br />14. <br /> <br />Additional Easements: Looking to the future needs of the area, City Staff is recommending <br />that the developer provide the City with easements, in recordable form, for a pedestrian <br />path along T.H. #47 and 167th Avenue N.W. and additional fight-of-way for a signalized <br />intersection at T.H. g47 and 167th Avenue N.W. The Grading Plan submitted will need to <br />reflect how these future area improvements can be accommodated. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, June 6, 1995, to consider <br />your request for site plan approval. I suggest that you, or your representative, be present at the <br />meeting to answer any questions that may arise. A copy of the case cover sheet is enclosed for <br />your information.
