Toward this end, <br />mixed use projects containing commercial, of- <br />fice and residential townhouse/residential mul- <br />ti-family uses should be encouraged. .Design <br />controls should apply to this District requiring <br />integrated design standards within individual <br />projectsl access to and the number of conflict <br />points along arterial roadways should be limit- <br />ed; integrated vehicular/pedestrian access <br />should be provided within each project and <br />should be provided between adjacent develop- <br />ments. Sites should be designed to insure maxi- <br />mum compatibility with, and minimal impact on, <br />existing and future residential development in <br />the area." [Chesterfield Co, Chesterfield VA] <br /> <br />Development standards <br />for mixed-use zones <br /> <br />"Planned Metro Developments are of such sub- <br />stantially different character from other dis- <br /> <br />tricts that specific and additional standards <br />and exceptions are hereby set out to govern <br />the recommendations of the BZA and the acts <br />of the [elected board]. A Planned Metro Devel- <br />opment is defined to be a project comprehen- <br />sively planned as an entity and developed un..- <br />der common ownership and control. A Planned <br />Metro Development must include at least 5 or <br />more principal buildings and encompass at least <br />200 acres in area. Such developments shall be <br />permitted only on tracts of land abutting and <br />contiguous to a ma.jor or secondary highway <br />designated on the ¥illage Comprehensive Plan, <br />and must provide sufficient utility services, <br />whether existing or to be provided, including <br />streets~ sanitary sewer, storm sewer and water <br />source and transmission facilities to adequately <br />serve the development .... " <br /> [Uses allowed and excluded from the mixed- <br /> <br />use zone]: "... a Planned Metro Development <br />may contain any permitted use in the R or B <br />District . . . except automobile or motor vehi- <br /> <br />cie repair and service shop including automo- <br />bile rebuilding and painting and used car lots, <br />provided that automobile repair and service <br />may be permitted as an accessory use to an- <br />other commercial use other than automobile <br />service stations.
