All buildings, including parking <br />structures, shall be set back from the front lot <br />line or corner side lot line abutting either a <br />roadway ROW line or private street a minimum <br />of 30 ft plus one additional foot back for eve- <br />ry three foot increase in building height over <br />16 ft in height. <br /> "(2) Parking.. Ail surface off-street parking <br />and loading areas shall be set back from the <br />front lot line or corner side lot line abutting <br />either a roadway ROW or private street a min- <br />imum of 25 ft. <br />"b. Interior Side Yards, Rear Yards, and Perim- <br /> <br />eter Yards. <br /> "(1). Buildings. All buildings, including park- <br />ing structures~ shall be set back a minimum of <br />30 ft plus one ft back for every three ft in- <br />crease in building height over 16 ft in height <br />from the perimeter lot line. <br /> "(2). Parking. All surface off-street parking <br />and loading areas shall be set back from each <br />interior side yard line a minimum of 5 ft. How- <br />ever, where an interior side lot tine abuts a <br />Residential zoning district, all surface off- <br />street parking and loading areas shall be set <br />back a minimum of 30 ft from the abutting in- <br />terior lot line. <br /> "8. Open Space. There shall be no minimum <br />open space percentage required. However, the <br />building coverage and off-street parking facili- <br />ties should be balanced with the remaining <br />open area so as to produce an aesthetically <br />pleasing environment with sensitivity to visual <br />vistas and pedestrian amenities. <br /> "9. Operation Within An Enclosed Structure. <br /> <br />All business, service, storage and display of <br />goods shall be conducted within completely <br /> <br />enclosed structures~ except: <br />"a. Motor Vehicle Rentals. <br />"b. Motor Vehicle Sales. <br />"c. Off-Street 'Parking and Loading. <br />"d. Outdoor seating areas accessory to restau- <br />rants, when allowed as a Special Use . . . <br />"e. Sales or display of merchandise sold or of- <br />fered for sale through vending machines, pro- <br />vided such machines do not occupy an aggre- <br />gate ground area of more than 16 sq ft. <br /> <br /> "10. Exterior Lighting. All exterior lighting <br />shall be shaded or inwardly directed in such a <br />manner so that no direct lighting or glare is <br />cast upon adjacent residential or industrial <br />property. The intensity of such lighting shall <br />not exceed 2.0 foot candle as measured at the <br />abutting property line. <br /> "11. Exterior Sound and/or Paging Systems. <br /> <br />All exterior sound and/or paging systems shall <br />be inwardly directed from the perimeter of the <br />subject property in such a manner so as to <br />minimize the dispersement of noise onto abut- <br />ting properties. <br /> "12. Truck Parking. The exterior parking <br />and/or storage of trucks overnight as an acces- <br />sory use when used in the conduct of a permit- <br />ted or Special Use in a Mixed-Use PUD shall be <br />limited to vehicles of not over 1.5 tons capaci- <br />ty when located within 150 ft of a residential <br />zoning district." <br /> "..."
