Childers. <br />The plan proposes to construct a convenience store with gas and car wash in the proposed plat of <br />River/47 Plaza. We offer the following comments: <br /> <br />Zoning: The site was recently rezoned from B-1 to B-2 Business to accommodate a convenience <br />store that also offered fuel services. <br /> <br />LOt Coverage: The site is approximately 2.5 acres in size or 111,458 square feet. Lot coverage is <br />restricted to 35% or 39,010 square feet. The proposed size of the principal structure is 3,520 <br />square feet and the accessory structure (car wash) is 864 square feet for a total of 4,384 square <br />feet. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />Setbacks: The structure setback from C.S.A.H. #116 and T.H. #47 is 110 feet from centerline or <br />50 feet from property line, whichever is greater. Both the principal and the accessory structure <br />meet these setback requirements. In addition, it is Staffs understanding that there will be a private <br />service road constructed along the west property line to provide access to the three lots in River/47 <br />Plaza. The exact alignment of that service road is not reflected on the site plan and the car wash <br />structure will have to meet a 35 foot setback from that service road. <br /> <br />Screening: No screening is required as the site is surrounded by commercial properties. <br /> <br />Landscaping: Section 9.11.09 of City Code requires a 20 foot wide landscaped area along all <br />streets. It appears from the site plan that only a 12 foot yard is proposed along T.H. g47 and an 18 <br />foot yard along C.S.A.H. #i 16. The remainder of the landscape plan is acceptable. <br /> <br />Archit~tural Standard~.: City Code restricts structure heights to 35 feet and exterior wail finishes <br />must be of material that is 100% other than metal on the exposed walls. The site plan specifies a <br />one-story building and it is assumed that it will not exceed 35 feet in height. The service island <br />canopy is also subject to the 35 foot height restriction. Although the building elevation provided <br />does not identify the construction material, it is also assumed that the exterior facing on the walls <br />wilt not be metal. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored within <br />a completely screened structure or container. In accordance with City Cc:de, the site plan identifies <br />a waste storage area enclosed by an 8 foot high wood fence. <br /> <br /> <br />
