CASE REQUEST FQR AMENDMENT TO DEVELOPMENT PLAN AND SITE PLAN APPROVAL TO CONSTRUCT A MAINTENANCE BUILDING AT THE RUM RIVER HR, LS GOLF COURSE; CASE OF RUM RIVER HILLS, INC. By: Zoning Administrator Sylvia Frolik Background: Rum River Hills, Lc. submitted an application for site plan approval to construct a to construct a 3,780 square foot haaintenance building in the southwest corner of the Rum River Hills Golf Course property. ,The site plan was submitted to the Planning Commission for review on June 6, 1995. At the meeting o~une 6, Mr. Gerald Schmidt, a resident and owner of the parcel immediately adjacent to the golf~course on the south expressed concern that the development of a maintenance building on the gol~ course proper should at a minimum require an amendment to the development agreement and a re.~ning of property to allow for this additional commercial use outside of the commercial outlot~ designated on the PUD site plan. He also expressed concern that the development of th~ maintenance building would be reducing the open space of the Planned Unit Development (PUD). In response to Mr. $chmidt's comments, the Planning Commission explained that a rezoning is not necessary because ~he property is already zoned Planned Unit Development (PUD) for which a mixture of uses wal~ previously approved, including commercial, golf course, single family, and multiple family hca. sing. The golf course maintenance building is considered a commemial use accessory to the gol~ course. However, the Commission did table any action on the application for site plan approval ~and directed City Staff to schedule a public hearing for June 21, 1995, to consider amendingl the PUD development plan to specifically allow for the establishment of a maintenance buildirig on Ouflot G of the Rum River Hills PUD.
