CASE <br /> <br />REQUEST FQR AMENDMENT TO DEVELOPMENT PLAN AND SITE PLAN <br />APPROVAL TO CONSTRUCT A MAINTENANCE BUILDING AT THE RUM <br />RIVER HR, LS GOLF COURSE; CASE OF RUM RIVER HILLS, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Rum River Hills, Lc. submitted an application for site plan approval to construct a to construct a <br />3,780 square foot haaintenance building in the southwest corner of the Rum River Hills Golf <br />Course property. ,The site plan was submitted to the Planning Commission for review on June 6, <br />1995. <br /> <br />At the meeting o~une 6, Mr. Gerald Schmidt, a resident and owner of the parcel immediately <br />adjacent to the golf~course on the south expressed concern that the development of a maintenance <br />building on the gol~ course proper should at a minimum require an amendment to the development <br />agreement and a re.~ning of property to allow for this additional commercial use outside of the <br />commercial outlot~ designated on the PUD site plan. He also expressed concern that the <br />development of th~ maintenance building would be reducing the open space of the Planned Unit <br />Development (PUD). <br /> <br />In response to Mr. $chmidt's comments, the Planning Commission explained that a rezoning is not <br />necessary because ~he property is already zoned Planned Unit Development (PUD) for which a <br />mixture of uses wal~ previously approved, including commercial, golf course, single family, and <br />multiple family hca. sing. The golf course maintenance building is considered a commemial use <br />accessory to the gol~ course.
