RUM RIVER HILLS <br />FINAL PLANNED UNIT <br /> DEVELOPMENT PLAN <br /> <br /> OVERVIEW <br /> <br /> Rum River Hills is a Planned Unit Development, proposed in <br /> conformance with the ordinances of the City of Ramsey (Ramsey <br /> City Code, Chapter 170.014G). <br /> <br /> As a Planned Unit Development, the project consists of a <br />multiplicity of land uses within a contiguous land area, to be <br />developed over a specified time frame. The ultimate development <br />would comprise open space recreation (an 18-hole public golf <br />course), and 23 single family residential lots serviced by new <br />municipal streets, approximately three acres of future multiple <br />family housing (long range development), and approximately <br />13 acres of rural commercial development space. <br /> <br /> In terms of phasing of the development, the golf course <br />portion would be scheduled for immediate development, to commence <br />upon municipal approval of the Planned Unit Development Plan. It <br />is anticipated that if municipal approval can be obtained on or <br />before January 1, 1985, that necessary grading can be completed <br />in the 1985 construction season, with some limited play <br />available by the fall of 1985. Fulltime golf course activity <br />should be ready by the spring of ]986. <br /> <br /> The single family residential portion of the plan would <br />likely commence development at about the time of completion of <br />the golf course. Grading would be completed at the time of the <br /> <br /> <br />
