golf course ~rading, and roads would likely be constructed by the <br />fall of 1986. <br /> <br /> The rural commercial portion of the plan would consist of <br />one parcel wh~ich would comprise the golf course clubhouse, which <br />would also b~ constructed immediately upon approval by the <br />municipality~ Sufficient space will be requested to provide for <br />an expansion of this clubhouse 'into a restaurant and lounge <br />facility eventually. The other rural commercial portion of the <br />project would not be developed at any specified date, but zoning <br />would be requested such that development could occur as soon as <br />an appropriat~e usage is found. <br /> <br /> Development of the higher density multiple family portion <br />would be long range in nature, and would not be expected until <br />and unless municipal sewer and water services became available to <br />the sites. One 3-acre parcel is proposed as an outlot, to be <br />held for thisi purpose. It would be anticipated that this outlot <br />would eventually contain townhouse type development of a density <br />of between 5 and 10 units per acre. It is recognized by the <br />developers that urban services such as sewer and water are not <br />likely to be available in the immediate area during this century, <br /> <br />and the developers are prepared to hold this outlot indefinitely. <br /> I. LOCATION. <br /> <br /> The Planned Unit Development location sits immediately east <br />of trunk highway 47, at its approximate intersection with 167th <br />Avenue N. W.
