CASE <br /> <br /> REQUEST FOR A CONDITIONAL USE PERMIT TO GRADE SOILS IN <br /> ~ NORTHFORK LINKS; CASE OF NORTH FORK, INC. <br />By: Cit~ Engineer Steve Jankowski and Zoning Administrator Sylvia Frolik <br /> <br />Backgroundi <br /> <br />On May 16, 1~95, the City received an application from North Fork, Inc. to grade softs on Lots 5, <br />6, 7 and 8, Bl~k 2, Northfork Links Addition. The purpose of the project is to create walkout <br />building sites, iThe following items are enclosed for your kfformation: <br /> ,, <br /> a) :~Site location map <br /> b) IApplicant's letter and attached Grading Plan <br /> c) !Proposed findings of fact <br /> d) !Proposed conditional use permit <br /> <br />Notification: <br /> <br />Conditional U~e Permits are required to be subjected to public hearings with all properties within <br />350 feet being[notified of the public hearing. In this case, Staff attempted to notify all property <br />owners within ~00 feet of the subject property. <br /> <br />ObservationS: <br /> <br />The applicant i$ proposing regrading four lots to raise the building pad elevations four to seven feet <br />to accommodate walkout type homes. The change in grade will result in the steepening of <br />driveways to ~ese homes. A maximum grade of 8% on driveways is recommended. Based on concerns expressed by some of the area residents and the <br />he Planning Commission tabled action on the request until after the Homeowners <br />had the opportunity to review the project. <br /> <br />Since the Junei6 meeting of the Planning Commission, the project has been presented to the <br />Northfork Homeowners Association and the applicants have met again with the City Engineer.
