Neighborhood compatibility: <br /> <br />The structure is a rambler design with vinyl siding and fiberglass shingles. Aesthetically speaking, <br />the proposed structure is compatible with the existing home in Pineview Estates 2nd Addition and <br />the residential dev{lopment on the north side of 149th. <br /> <br />Access: <br /> <br />The Mertens haveiinformed staff that the certificate of survey is in en'or; they are proposing that <br />their driveway b~. located on the east property line rather than the west. The covenants for <br />Pineview Estates gnd Addition requires the Mertens to have a common driveway on the west <br />property line with:j_,ot 7. The common driveways are to be 30 feet wide, 15 feet on each side of <br />the common propeJ/'ty lines. (I believe the intent of the common driveway concept was to limit the <br />number of accessers onto 149th because of the commercial traffic that would be associated with <br />them and a 30 f~ot wide driveway would be more accommodating to some of the larger <br />commercial vehic!es that would be using these drives). Consistent with that, Lot 9 and 10 are <br />supposed to have a~ common driveway on their common lot line. <br /> <br />However, the vici~lity of the common line between 9 and 10 is wetland and a common driveway <br />will not be feasible, so Lot 10 will have to have its own driveway rather than a shared driveway <br />with lot 9. Mr. MCrtens desires to have a tuck-under garage and the only way he can do that is if <br />he has a driveway ~oming in from the east. He has proposed to the Pineview Estates 2nd Addition <br />Homeowners Assbciation (Mike Shoquist and Gilbert Menkveld) to let Lot 10 have its own <br />driveway, he will ~ave a shared driveway with Lot 9 to the east, and in the event Lot 7 develops <br />with a commerciat use that needs the 30 foot wide driveway on the common property 'line as <br />originally plannedifor, he is willing to grant an easement for the additional 15 feet needed on his <br />side of the propert~ line. Mr. Shoquist and Mr. Menkveld have signed an agreement accepting Mr. <br />Merten's proposal.' <br /> <br /> <br />
