Ferry Street <br />Anoka, Mn 55303 <br /> <br />Re: Site Plan Review; Anoka Electric Cooperative (AEC) Operations Center <br /> <br />Dear Doug: <br /> <br />We are in receipt of a Site Plan consisting of (1) sheet dated July 24, 1995, drawn by Boarman <br />Kroos Pfister Rudin & Associates. We are also in receipt of a Landscaping Plan dated July 20, <br />1995, a Grading and Drainage Plan dated July 7, 1995, and Building Elevations dated July 24, <br />1995, also consisting of one (I) sheet each prepared by Boatman Kroos Pfister Rudin & <br />Associates The plan proposes to construct an operations center for Anoka Electric Cooperative <br />(AEC). We offer the following comments: <br /> <br />Zoning: The site is zoned Business Warehouse and the AEC facility would be considered a <br />perrcfitted use. <br /> <br />Lot Coverage: The site is approximately 37.5 acres in size or 1,633,500 square feet. Lot coverage <br />is restricted to 35% or 571,725 square feet.. The proposed size of the structure is 185,000 square <br />feet. The first floor will contain 47,900 square feet of office space, 15,600 square feet of storage <br />area, 2,880 square feet of meeting space, 41,292 square feet of heated garage, 34,726 square feet <br />of unheated garage and 17,662 square feet of heated maintenance area. The second floor will <br />contain 20,330 square feet of office area and 4,575 square feet of office expansion area. <br /> <br />Out~ide Storage: Outside storage is restricted to 10% of the site area or 165,528 square feet. On <br />the site plan submitted, it appears that there are 2 areas proposed for outside storage: material <br />storage in the southwest comer of the site and pole storage in the southeast comer of the site. It is <br />estimated that these areas total 71,500 square feet. In order to meet City Code requirements with <br />respect to hard surfacing, the asphalt line in the vicinity of these storage areas will have to be <br />modified to include the pole storage area also. There is also a 900 square foot cold storage area <br />proposed to be located just southeast of the building and it is staff's understanding that this is <br />intended to be a partially enclosed storage area. More detail is required about this structure, the <br />construction materials and its use before City Staff can render an opinion as to whether or not it <br />meets City Code requirements. <br /> <br />Utilities: The facility will be served by municipal utilities. Staff would recommend that a private <br />fire line be included in the site plan which would provide hydrant availability completely around the <br />facility. <br /> <br />Setbacks; The structure setback from C.S.A.H. #116 and #56 is 110 feet from centerline or 50 <br />feet from property line, whichever is greater. The structure meets these setback requirements. <br /> <br /> <br />
