Forward to City Council. <br /> <br />The Planning Commission voted to recommend that City Council <br />approve the proposed site plan for Blue Velvet Car Wash based on <br />discussion and contingent upon compliance with City Staff Review <br />Letter dated June 29, 1995. Forward to City Council. <br /> <br />Findings of Fact - Joel and JoDee Nelson's request for a variance <br />from street frontage or lot width requirements: The Board of <br />Adjustment approved 1-9, and directed Staff to amend the <br />following: (10) "That the special conditions, 33 feet of frontage on <br />a public road, do not result from the actions of the Applicant." <br />Amend 11-17 in the affLrmative. The Board of Adjustment adopted <br />Resolution #95-07-150 adopting (amended) Findings of Fact #0381 <br />relating to Joel and JoDee Nelson's request for a variance from the <br />street frontage requirement. <br /> <br />Terms of CUP for Joel and JoDee Nelson: The Board of <br />Adjustment directed Staff to delete 7 and amend the following: <br />(3) "Only one private driveway from the Subject Property will be <br />granted access to 173rd Avenue N.W. Said driveway shall be <br />surfaced with bituminous, concrete or Class 5 and it shall <br />access 173rd at the same point at which the existing private <br />driveway for the adjacent parcel to the north does. The property <br />owner shall also be responsible for shaping or grading a Class 5 <br />temporary turn-around in the form of a bulb or hammerhead at the <br />western terminus of 173rd Avenue N.W. in accordance with the <br />specifications of the City Engineer to facilitate maneuverability of <br />public maintenance vehicles. The property owner shall be <br />responsible for creating a driveway and temporary mm-around that <br />does not cause erosion or an inordinate amount of runoff and <br />sedimentation onto 173rd Avenue N.W. The property owner shall <br />obtain prior approval of the driveway and turn-around plans from <br />the City Engineer, which shall include submittal of topographies for <br />the subject area. The creation of the driveway and turn- <br />around shall be complete and accepted by the City Engineer prior <br />to issuance of a certificate of occupancy for the dwelling. The <br />Board of Adjustment approved Joel and JoDee Nelson's request for <br />a variance from the street frontage requirement based on Findings <br />of fact and adopted Resolution #95-07-151 declaring terms of same <br />(as amended). <br /> <br /> <br />
