The plan proposes to construct a machine shop on Lot <br />3, Block 1, Ramsey Business Park 95. We are also in receipt of a Grading and Drainage Plan <br />dated August 15, 1995, prepared by Hakanson Anderson Associates, Inc. We offer the following <br />comments: <br /> <br />The site is zoned Industrial for which the machine shop is a permitted use. <br /> <br />Lot Coverage: The site is approximately two (2) acres in size or 87,166 square feet. Lot coverage <br />is restricted to 35% or 30,508 square feet. The proposed size of the building is 10,000 square feet <br />for a lot coverage of 11.5%, which is in compliance with City Code. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />Setbacks: The structure wilt front on McKinley Street and the location exceeds the 40 foot front <br />yard, 20 foot side yard and 35 foot rear yard setbacks. <br /> <br />S.creening; No screening is required as the site is surrounded by other Industrial properties. <br /> <br />Landscaping: City Code requires a 20 foot w/de landscape area adjacent to McKinley Street and <br />Uranium Street N.W. A landscaped area along streets is provided in addition to landscaping along <br />the south and west sides of the building. Tuff is proposed to be established on any part of the <br />parcel not occupied by building or pavement. The Landscaping Plan is in compliance with City <br />Code. Staff is recommending that the site plan include an irrigation system for the landscaped <br /> <br />Architectural Standards: The building does not exceed the 35 foot height limit and 3 of the walls <br />are proposed to be a rock face concrete block and the loading dock wall is proposed to be smooth <br />face concrete block, which is in compliance with City Code. Any mechanical equipment on the <br />roof should be color matched to blend in with the roof or be structurally screened. <br /> <br />5Vaste Storage: In accordance with City Code, an enclosed waste storage area is proposed on the <br />north loading dock wall. <br /> <br /> <br />
