Off Street Parking r Design: In accordance with City Code, all driveways, off-street parking, <br />loading and maneuvering areas are proposed to be surfaced with bituminous and finished with B- <br />612 concrete curbing. <br /> <br />Off Street Parking - Spgces Required: City Code requires 1 parking space for each employee on <br />the maximum Working shift which in this case would be 10. The site plan proposes to create 28 <br />parking spaces. <br /> <br />Access: The site is proposed to have one access on McKinley Street and another on Uranium <br />Street. <br /> <br />Drainage and Qradinz: Drainage from the building, parking areas and driveway are proposed to be <br />conveyed overland trna single point located at the northwest comer of the loading dock areas where <br />it is proposed to be discharged down a sodded swale to Ouflot A, which is a designated drainage <br />easement for this plat. Care should be given to constructing the sodded swale to ensure erosion <br />does not occur. Guidelines contained in Minnesota SCS Bulletin #412 should be followed. <br />Velocities in the swale should not exceed 5 feet per second. Salt tolerant sod should be utilized on <br />the swale. .. <br /> <br />Sign: The site rplan indicates the placement of a sign; a sign permit from the City is required prior <br />to erection of the sign. It is Staff's recommendation that the identification sign also recognize <br />'Ramsey' as the company location. <br /> <br />Loading Dock~: The loading docks are provided along the north wall of the building and there <br />appears to be s~fficient maneuvering area provided for tracks. <br /> <br />Lighting Plan: _The site plan indicates the use of indirect wallpacks at the loading dock areas and <br />decorative coach lites at the front entrance, which is in accordance with City Code. No lighting is <br />proposed in the off-street parking areas. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, September 5, 1995, at the <br />Ramsey Munio. ipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan. A copy <br />of the case cover sheet is enclosed.
