4. That the total area of the Subject Property to be rezoned is approximately .7 acres in size. <br /> <br />5. That the Subject Property is currently zoned B-3 Highway Business. <br /> <br />6. That the adjacent property to the east is zoned R-1 Urban Residential and the properties to <br /> the north and west are zoned B-3 Highway Business. <br /> <br />7. That it is anticipated that the City will be adopting an amended land use plan in the near <br /> future that projects development of the Subject Property and the adjacent property to the <br /> west with single family residential uses. <br /> <br />8. That the Subject Property meets the 90 foot width and 20,t300 square foot area requirement <br /> for single family urban residential lots in the Cirtical River Overlay District <br /> <br />9. That the proposed zoning amendment will/will not substantially adversely impair the use or <br /> market value of any surrounding property. <br /> <br />10.
