The expansion would be a partial enclosure of the cement <br />tower and promder indoor space for a boiler room and the storage of rock and sand. It is staff's <br />understanding thati approximately-25 feet of the ready mix tower will remain to be exposed above <br />the roof line of the expansion area. We offer the following comments: <br /> <br />General: It is StaWs understanding that in exchange for receipt of property containing mature oak <br />tree growth, the City has committed to providing Bjorklund Ready Mix with a certified site survey. <br />The site survey has: not yet been completed and is crucial to preparation of a site plan that meets the <br />City's application requirements. Because of Bjorklund's desire to get their operations indoors <br />prior to winter, Staff is recommending that the proposal for the expansion of the facility be <br />reviewed in 2 phases: the first this fall to obtain approval for the erection of the structure and the <br />second to review various site improvements and requirements following the preparation of the site <br />survey. <br /> <br />Zoning: The site is zoned Industrial and the proposed expansion and its use are permitted in this <br />district. <br /> <br />Lot Coverage: The subject site is approximately 1.4 acres in size or 61,250 square feet, but is <br />expected to increa~Se to nearly 2 acres upon completion of some pending land exchanges and <br />acquisitions with the City and a neighboring property owner. Lot coverage in the Industrial <br />District is restricted to 35% of the lot area and it is not anticipated that the 4,380 square foot <br />structure will be an. issue. However, exact numbers on lot coverage will be verified in Phase II of <br />the site plan review. <br /> <br />Setbacks: As discussed above, the preparation of a site survey is in process and compliance with <br />required setbacks will be verified in Phase II of the site plan review process. <br /> <br />Utilities; The facility does not have legal access to city sewer and water at this time. <br /> <br /> <br />
