~'i]00 ACRES OF COUNTRY PRIVACY

October 26, 1995

Ms. Sylvia FrOlik
Zoning Administrator
City of RamseY
15153 Nowthen Blvd.
Ramsey, Minnesota 55303

Re:

Revised Grading and Drainage Plan
Part of Northfork Fifth Addition

Dear Ms. Frolik:

Under separate cover you should have received copies of the
revised Grading and Drainage Plan and Phasing Plan for the non-
final platted portions of Northfork Fifth Addition. This revised
Grading and Drainage Plan is the same as the plan you reviewed on
October 17th with the exception that this copy includes updated
street names.

Since the original Grading and Drainage Plan which was
submitted with the plat of Northfork Fifth and under which
Northfork Lake was excavated has expired, North Fork is required to
obtain an add~itional permit to complete unfinished Lot and Lake
excavation. [The approved Preliminary Plat of Northfork Fifth
included the ~construction of a second lake. Portions of that
excavation have already taken place.

The revised grading is to be performed on the same number of
lots as included in this portion of the original Northfork Fifth
Plat. The only road change is to move the cul-de-sac included in
Phase #11 somewhat to the south to facilitate better drainage to
the unfinished lake.

The revised Grading Plan calls for cuts of approximately
890,000 yards of sand and fills of about 70,000 yards. To achieve
this plan, approximately 820,000 yards of excess sand needs to be
exported from ~he site. Of this amount approximately 500,000 yards
will Come from the lake and 320,000 yards from the finished lots.
The 500,000 yards from the lake is approximately the same as
included under the original Grading Plan for the second lake and
its possible extension. Any additional export is due to the
creation of walk-out lots. Experience has indicated that to build
homes of an upscale nature walk-outs are almost mandatory.

Developed by North Fork, Inc.

713 Bradford Ave. No., Champlin, MN 55316 · 421-7147 · Sales - 429-8281
