City of Ramsey <br /> <br />15153NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />PHONE (612) 427-1410 FAX (612) 427.5543 <br /> TDD (612) 427-8591 <br /> <br />November 1, 1995 <br /> <br />Mr. Brad Lano <br />6228 Highway #10 <br />Ramsey, MN 55303 <br /> <br />RE: Parking Lot Improvements at 6246 Highway #10 N.W. <br /> <br />You have submitted a one-page site plan prepared by John Oliver, Inc. for the curb, gutter, and <br />paving of a dirt parking lot located at the above address. I have reviewed the plan and visited the <br />site. The area to be paved is approximately 112,800 square feet which represents an area about 20 <br />percent greater than the area of the existing dirt parking lot. <br /> <br />The City is supportive of improvements such as the one you proposed. However, City Code <br />requires a site plan review which is scheduled for the Planning Commission meeting of November <br />9, 1995. Because of the lateness of the construction season, I directed you to proceed with the <br />improvement prior to the formal site plan review with the understanding that you would need to <br />address drainage issues associated with the improvement. We discussed the general need to <br />prevent run-off from entering onto the neighboring properties and to detain the run-off to meet <br />water quality criteria <br /> <br />Presently, there is a file tine which drains water from the dirt parking lot toward Rivlyn Street. It is <br />unknown whether this tile actually connects to the storm sewer on Rivlyn Street. Following <br />improvements, the general drainage pattern will be similar to the existing one. Ali flow will drain <br />from Highway #10, southward toward Rivlyn Street. The grading from the southwest corner of <br />the paved lot should be graded with an 18-inch deep swale draining to the south located along the <br />west property line to prevent water from draining onto the adjacent property. A shallow sump <br />area, approximately 25 feet square, should be created in the southwest comer of the lot. This <br />swale and sump area should be graded and revegetated to a/low infiltration of and sediment <br />removal from the run-off prior to overflowing into the street storm sewer.
