The package includes Site Plan, Site Survey, Grading Plan, <br />Landscape Plan am~ Building Elevations. The plan proposes to construct an office/manufacturing <br />facility in Business Park 95. We offer the following comments: <br /> <br />Zonin g: The site is Zoned Industrial for which the manufacturing facility is a permitted use. <br /> <br />Lot Coverage: The site is approximately 1.8 acres in size or 78,840 square feet. Lot coverage is <br />restricted to 35% o~ 27,594 square feet. The proposed size of the building is 12,576 square feet <br />with a 7,680 square ,foot future expansion, for a total of 20,256 square feet.. <br /> <br />Utilities: The facility will be sewed by municipal utilities. <br /> <br />.Setbacks; The structure location meets or exceeds the 40 foot front yard, 35 foot rear yard and 20 <br />foot side yard setback requirements. <br /> <br />Screening: No screening is required as outside storage is not part of thc proposal and the property <br />is not adjacent to or across from any residentiallY zoned property. <br /> <br />Landscaping: In aocordance with City Code, the Landscape Plan provides for a 20 foot wide <br />landscape area alongiUranium and McKinley Streets. All pervious surfaces will be established with <br />turf and irrigated. The quantity and species of landscape materials to be planted are acceptable to <br />City staff. <br /> <br />Architectural Stand0.r. ds: The building does not exceed the 35 foot height limit. The exterior walls <br />are to be con~tmcted[ of decorative concrete block' which is in accordance with City Code. Any <br />mechanical equipm~:nt on the roof should be color matched to blend in with the roof or be <br />structurally screened... <br /> <br />Waste Storage: Although the construction materials ar& not identified, it does appear that the trash <br />· enclosure will be 100% screen from the public right of way. <br /> <br /> <br />
