The <br />sketch plan consists of one sheet dated November 27, 1995. We offer the following comments: <br /> <br />General: The proposed plat is in the Industrial District and consists of approximately 10 <br />acres to be subdivided into 2 lots. The City will accept ownership of the new lot created. <br />Lot Sizes and Dimensions: The property is zoned Industrial and both of the resulting lots <br />meet the 1 acre minimum lot size and the 200 foot minimum lot width requirements. The <br />future developability of Lot 1, Block I will be determined following a review of the lot by <br />DNR. <br /> <br />Drainage: Drainage from the north lot is to the wetland to the north. The southern lot <br />drains to a natural depression located in the center of the lot. Sunwood Drive runoff will be <br />collected and receive sedimentation prior to discharge into the wetland. Drainage of the lots <br />will be addressed during future site plan review. <br /> <br />Access: The new lot created will receive public access from Sunwood Drive and access <br />rights along C.S.A.H. #116 will be dedicated to the County. <br /> <br />o <br /> <br />Park Dedication: The plat will be reviewed by the Park and Recreation Commission on <br />December 14. Any park dedication that would have been due on the new lot created will be <br />covered by the City's development of transportation trails in the area. <br /> <br />The Planning Commission will be reviewing this subdivision at 7:30 p.m. on Tuesday, December <br />5, 1995.
