We offer the following comments: <br /> <br />General and Zoning: The subject property is approximately 22.5 acres in size and a <br />majority of ~t is zoned B-1 Business. However, a small portion of the southeast corner of <br />the plat is a~,. ady zoned for R-1 Urban Residential. The sketch plan indicates a proposal to <br />develop the iProperty with 45 single family lots to be serviced by municipal water and <br />sanitary sewer. A rezoning of a portion of the plat to R-1 Urban Residential will be <br />necessary if ~he plat is approved. Ouflot A is intended to retain the B-1 zoning for future <br />development~ <br /> <br />o <br /> <br />Lot Sizes and Dimensions: The minimum lot width in the R-1 Urban Residential District is <br />80 feet, or 9~} feet on corner lots, and the minimum lot area is 10,800 square feet. The <br />preliminary p?.at verifies that these standards are met either at the street frontage or the <br />building setlJ~ck line except that the property line between Lots 22 and 23 may have to be <br />shifted a couple of feet. <br /> <br />Access to Lo[s: Access to the plat is proposed to be provided from 153rd Avenue N.W.; <br />none of the[lots will have direct access onto 153rd. In accordance with Staff's <br />recommendation, 152nd Avenue N.W. has been platted to the west boundary of the plat to <br />provide future access to the City of Ramsey property. The cul-de-sac of 152nd Court <br />N.W. does not exceed the 600 foot maximum length restriction. There are 45 lots which <br />will be dependent upon a single access point, the intersection of Germanium Street N.W. <br />and 153rd A~enue N.W. Consideration should be given to grading an emergency access <br />from 152nd Avenue N.W. across City property to the northern City Hall access. <br /> <br />Streets; At [he request of City Staff, 152nd Avenue N.W. has been platted to the west <br />boundary of t~he plat to provide options for public road access to the easterly portion of the <br />City's proper, y. The cul-de-sac of I52nd Court N.W. does not exceed the 600 foot <br />maximum length restriction. <br /> <br />The prelimin _.ary plat shows an additional dedication a/ong T.H. g47 of 17 feet, bringing the <br />total right-of-Way width to 50 feet.
