Copies <br />of the Preliminary ~lat and Grading and Drainage Plan have been submitted under <br />separate cover. <br /> <br /> Tho area included in the plat is all a portion of Outlet C, Northfork Moors <br />Addition. <br /> <br /> The Itasca Shores plat consists of 1]. Lots and two Outlets. Each Lot has at <br />least 80,0D0 squareilfeet of acreage and each building site is setback more than <br />150 feet from the n~rmal high water mark of Lake Itasca, so as to meet the require- <br />ments of the City's Shoreland Ordinance. <br /> <br /> The plat would[be serviced by an 1100 foot cul-de-sac known as "Itasoa Circle". <br />It is understood that the cul-de-sac exceeds the C~ty approved length and that a <br />Variance would have!to be granted. NOrth Fork would ask the the Variance b~ granted <br />based on the following facts~ 1) Even given its length there are only 11 lots 6~onting <br />on the cul-de-sac; 2) Direct access to 153rd Avenue (a State Aid Road) is averted; <br />3) Aesthetically, t~e cul-de-sac is the best way to create a community; 4) To enhance <br />school bus and emergency vehicle access an e×p~nded turning radius has been included <br />at the end of the cml-de-sac with a landscaped island in its center; and 5)%~Wob~d <br />retain options for alternative type of development on Outlet A. <br /> <br /> Under previous :Agreements North Fork was required to supply a designated trail <br />corridor across Out~ot C to connect to'land previously dedicated for trail use, <br />lying west of 153rd ~Avenue. This corridor is as indicated on the Plat. In addition <br /> · ~ <br />to this requirement ~ 30 foot wide trail corridor from Itasca Circle ct the main <br />trail corridor is p~ovided. No other Park Dedication is required. <br /> <br /> All stern ~ewor~ water runoff generated by this plat, a~ well as extsti~g rul%off <br />along AndMie Street ~orth from 153rd Avenue':to proposed Itasca Circle, a length of <br />approximately 400 feet, will be channeled east along Itasca Circle to a settlement <br />area and ultimately ~o I.ake Itasca.
