Thsse <br />improvements were constructed in conjunction with the isstsllation of 153rd Avenue. <br />North Pork proposes to fill the ditch and extend addition~l pips as a replacement. <br />No easements for these improvements were ever recorded. <br /> <br /> Street and sewer construction will cause the loss of one tree. Proposed site <br />grading will generate some excess material which North Fork proposes to move across <br />153rd Avenue to the undeveloped portion of the Northfork PUD abutting.the golf course <br />for future road construction on that parcel. <br /> <br /> There is an existing Lake Access Easement granted by North Fork in favor of <br />the Northfork Homeowners Association which affects a porti, on of Outlet A and a <br />portion of Lot 6. This easement may be relocated at any time by North Fork in its <br />sole discretion and this will be dons prior to plat recording. <br /> <br /> Outlet A is reserved for future development. The power line and trai}, corridor <br />would form a buffer from Itasca Shores which could allow for a different housing style. <br />If nothing else this area could be developed into three lots serviced by a short <br />cul-de-sac. <br /> <br /> Outlet B witL'be conveyed to the owner of Lot 13, Block 3, Northfork Second <br />after required grading is completed. <br /> <br /> North Fork would landscape the cul-de-sac island and presumably turn it over to <br />the City. The monument easement on Lot 11 runs in favor of' the RomeSwners Association. <br /> <br /> Under the approved North Fork PUD and subsequent amendments North Pork was <br />allowed 292 building sites. At present there are 171 lots final platted and <br />improved. There are also 99 lots covered by Prelimlnary plats. (72 lots ~smaining <br />in Northfork Fifth and 27 lots remaing in North£ork Oaks) The 11 proposed lots <br />in Itasoa Shores would bring tbs total to 281. <br /> <br /> We trust thst you will forward the enclosed information to the Plann'ing Commission <br />for its'review at its December meeting.
