Subdivision - Design Standards § 9.50.30 <br /> <br />9.50.02 Sketch Plan. <br /> <br /> Subdivision 1. Procedure. Prior to dividing any tract of land into two <br />or more lots or parcels of land, the subdi.vider shall submit a sketch plan for review by the <br />Planning Commission. At the time of submission of the sketch plan, the subdivider of the <br />land covered by the sketch plan shall submit a petition for rezoning to the proposed use of <br />said land, if the land is not akeady so zoned. The owner of said land shall join in said <br />petition. <br /> ,! <br /> <br /> a. The subdivider shall file five copies of the sketch plan with the <br /> zoning officer at least 21 calendar days before the next regular <br /> monthly meeting of the Planning Commission, at which meeting <br /> said sketch plan shall be considered. <br /> <br /> b. At the time of submission of the sketch plan, the subdivider shall <br /> paya non-refundable fee and an escrow deposit, in an <br /> amount as determined from time to time by Council resolution, <br /> <br /> used to defray expenses incurred by the city in employing the <br /> services of the city engineer, attorneys and other professional <br /> consultants in connection with the review of said sketch plan. <br /> However, the said depo~ escrow may also be used to <br /> reimburse the city for the expense of employing the services of <br /> the city engineer, attorneys and other professional consultants in <br /> connection with the review of the preliminary plat and f'mal plat <br /> as prescribed in this chapter. If said $500.00 escrow is not <br /> sufficient to defray the above expenses, additional monies will <br /> be required prior to final action on the plat, and if, in the opinion <br /> of the zoning officer, the deposit is depleted such that it is <br /> unlikely to be sufficient to meet the remaining anticipated <br /> expenses, the subdivider shall be required to deposit an amount. <br /> sufficient to do so h,~,,~..h ........, ,., ~,~ ..... c egnm aa <br /> <br /> prior to any further action on the plat. If after final action on the <br /> proposed subdivision, a surplus balance remains in the c4W2s <br /> escrow account, said surplus balance shall be refunded to the <br /> subdivider. The said deposit shall be in addition to the fees <br /> prescribed elsewhere in this chapter. <br /> c. The zoning officer shall distribute the copies of the sketch plan <br /> to the appropriate individuals. The zoning officer shall also <br /> submit to the Planning Commission a report on the relationship <br /> of the proposed land uses to those existing in the area, those <br /> indicated on the comprehensive land use plan and those provided <br /> for by existing zoning ordinances and this code. <br /> d The city engineer shall submit a report to the Planning <br /> Commission, which shall deal with drainage, traffic, utilities and <br /> other engineering matters pertinent to the plan. <br /> <br /> e. The Planning Commission shall consider the sketch plan, the <br /> zoning officer's report, the engineer's report, and any other <br /> pertinent information which they may wish to consider.
