Subdivision <br /> <br />Design Standards <br /> <br />§ 9.50.30 <br /> <br /> deposit with the City a sum of money equivalent to the <br /> City Engineer's estimated cost of the signalization. <br /> 7. Easement Acquisition. Prior to the time of <br /> construction, the owner/subdivider shall obtain all <br /> easements required for the project. At the time the project <br /> is complete and turned over to the City, all easements shall <br /> be deeded to the City. <br /> 8, Lot Grading. All lots shall be graded in accordance <br /> with the final grading plan. In addition, erosion control <br /> measures shall be followed to eliminate erosion. Upon <br /> completion of the grading, topsoil shall be restored and <br /> temporary vegetation established. <br /> 9. Park and Trail Development. <br /> <br /> ~ Develop a park and trail plan prior <br /> to the preliminary plat public hearing that is <br /> based upo. the recommendations of the Park and <br /> Recreation Commission. The development <br /> agreement shall require this park and trail <br /> development ~ to be completed as a Stage I <br /> Improvement. <br /> 10.. Street Lights. After consultation with Anoka Electric <br /> Cooperative or other provider of electrical services, the <br /> City Engineer shall place within the development <br /> agreement, a street light construction plan which will then <br /> be constructed as a Stage I Improvement, the cost of <br /> purchase, installation and three (3) year's operation and <br /> maintenance thereof being included withSn the development <br /> agreement as .a Stage I Improvement. <br /> <br /> Stage II Improvements. <br />1. Street Striping And Signing. Upon completion of <br /> the street, the owner/developer shall install alt street signs <br /> and traffic signs as required by the City Engineer. Street <br /> striping shall be completed on all major thoroughfares, <br /> commercial and industrial streets as required by the City <br /> Engineer. Striping shall be completed after sealcoating is <br /> done. <br />2. Street Sweeping. Following the completion of all <br /> construction, the developer or subdivider shall sweep the <br /> streets. <br />3. Sidewalk. In areas as required by the Council, the <br /> developer or subdivider shall install sidewalk in <br /> accordance with plans and specifications approved by the <br /> City Engineer. <br />4. Sealcoating.
