The time <br /> schedule on sealcoating may be extended by the City if less <br /> than 50% of the lots within the subdivision have been <br /> developed. <br /> 5. Adjusting Water Shut. Off Boxes. The water shut- <br /> off boxes shall be adjusted at the time the final boulevard <br /> grade is established. The water shut-off boxes shall <br /> remain visible after the boulevard sod is installed. <br /> 6. Boulevard Sodding and Front Yard Tree(s). Ti'As <br /> These items shall be completed just prior to occupancy of <br /> the'building. ~i: These.items may be completed sooner <br /> provided the developer/subdivider maintains the sod and <br /> tree(s) until the dwelling or structure is occupied. <br /> 7. Maintenance of 'Storm Water Sewer and <br /> Facilities. Upon completion of all work within a <br /> subdivision, including the sodding, the <br /> developer/subdivider shall clean all storm water sewers. <br /> The developer/subdivider shall also remove silt from all <br /> ponding areas which received runoff from the development <br /> property. <br /> <br />d. Escrow of Required Deposits. Ail sums deposited with <br /> the City in accordance with this section shall be kept in separate <br /> funds which .funds shall be encumbered and earmarked for the <br /> later construction of the particular improvements within the <br /> particular subdivision provided, however, that the deposits for <br /> Stage II improvements may be merged into a single fund. <br /> Interest earned on the investment of those funds shall accrue and <br /> be added to the appropriate fund. However, in no case shall the <br /> interest on any escrow be returned to the developer. <br /> 4. City participation, residential developments. <br />a. Certain Improvements. The owner/subdivider engaged in <br /> the development of lands which are zoned residential districts <br /> may r~equest City participation in the payment of the costs of the <br /> installation of sanitary sewer, water system, street, park, trail, <br /> street lights, curb and gutter and storm sewer improvements <br /> required by this section and, in such event, such <br /> owner/subdivider shall comply with the requirements of this <br /> section.' City participation shall be as determined by the Council <br /> pursuant to a performance contract. The Council shall, on a case <br /> by case basis, determine infrastructure impact on areas outside <br /> the subdivision. City required oversizing of infrastructure <br /> beyond the appropriate standard residential or commercial <br /> equivalent shall be eligible for funding by the City. Source of <br /> City funding shall not be a determinate of financial participation. <br /> <br />b. Installation by City. All Stage I improvements shall be <br /> planned, designed, inspected and/or approved by the City <br /> Engineer.' The administrative charges of the City in connection <br /> with such improvements shall be included in the costs <br /> determined in §9.50.50 Sub& 3. <br /> <br /> <br />
