We offer the following comments: <br /> <br />General: The proposed minor subdivision is a replat of two existing lots located a the <br />intersection of Olivine and 161st Lane NW and 160m Lane NW. The existing homestead (7210 <br />160th Lane) will be part of Lot 1 of the new subdivision and will be 2.5 acres in size. The <br />proposed Lot 2 is currently vacant and will be 11.67 acres in size. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing area. <br /> <br />Lot Sizes and Density: The current minimum lot size in the R-1 Rural Developing area is 2.5 <br />acres. Both lots will be 2.5 acres or geater in size. <br /> <br />Lot Dimensions: Lot 1 meets the minimum lot width requirement of 200 feet. Lot 2 is <br />proposed to have only 66 feet of frontage (160th Lane). at the main access point for the future <br />house. You have applied for a variance to the 200 .foot .lot width requirement that will be <br />considered by the Board of Adjustment on October 2, 2003. Approval of the subdivision will be <br />contingent on you receiving a variance to lot width for Lot 2. It should be pointed out that Lot 2 <br />has an additional 105 feet of frontage along 161st Lane. However this frontage will not directly <br />access the future residence. <br /> <br />Wetlands: A portion of the property is wetland. Wetlands will need to be delineated on the final <br />plat and encumbered with a drainage and utility easement. <br /> <br />Drainage: A drainage and gading plan will not be required since no substantial grading is <br />anticipated to accommodate one additional residence on Lot 2. However, the' property owner <br />must take responsibility for ensuring proper drainage away from the structure. <br /> <br />Access to Lots: Lot 1 will have access from 161st Lane NW. Lot 2 will receive access from the <br />160tt` Lane NW right-of-way. The existing pavement of 160th Lane ends 360 feet from the <br />eastern boundary line of Lot 2.
