Bauer Subdivision <br />Sketch Plan Review <br />September 26, 2003 <br />Page 2 of 2 <br /> <br />would find this acceptable as long as future right-of-way for the possible extension of 161st Lane <br />NV/is preserved as an easement. If the property were to be redeveloped in the future, 160th Lane <br />NW would be constructed to access your property.. The minor subdivision shows a 66-foot <br />easement along the north part of Lot 2 that could be utilized for road purposes if land to the west <br />(the Gun Club) were developed in the future. This area should be encumbered as a drainage and <br />utility easement and the development agreement will require that this easement be turned over to <br />City for roadway purposes if the land to the' west is subdivided and the fight-of-way is needed. <br /> <br />Utilities: Alt [ocs will be served by on-site sewer and water. Lot 1 is currently served by an <br />existing septic system and well. Staff will need to see an inspection report to make sure this <br />system is in compliance with State Code. You will also need to provide the City with proof that <br />a septic system can be located on Lot 2 along with an area for a primary and secondary <br />drainfield. <br /> <br />Park Dedication and Trail Fees: The City's park dedication fee is $1,700 per unit. The City has <br />the option for land, cash or a combination thereof. The City's trail development fee is $400 per <br />unit. The sketch plan will be forwarded to the Park and Recreation Commission for their review <br />and recommendatfon. The existing homestead is exempt from Park and Trail fees. <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee at a rate <br />of $375.00 per unit. This fee must be paid for the Lot 2 prior to release of the final plat for <br />recording. <br /> <br />The Ramsey Planning Commission will be meeting on 7:00 PM on Thursday October 2, 2003 at <br />the Ramsey Fire Station #1 located at 15050 Armstrong Boulevard, to consider your request for <br />sketch plan approval.
