Ci.ramsey. mn.us <br /> <br />September 24, 2003 <br /> <br />Julie Williams <br />Strong-Built Townhomes <br />PO Box 410 <br />Anoka, lv12'4 55303 <br /> <br />Re: Review of Rei/ised Site Plan- Ramsey Professional Building <br /> <br />Dear Ms. Williams: <br /> <br />We are in receipt of revised elevations and floor plans for the Ramsey Professional Building <br />within the Mallard Ponds subdivision. The revised plans consist of five (5) sheets dated <br />December 3, 2002, revised June 27, 2003. We offer the following comments: <br /> <br />General: The submitted plans propose revising the original site plan for tho Ramsey <br />Professional Building, originally approved October 22, 2003. The proposed revisions include <br />changes to the floor plan and building elevations. <br /> <br />Zoning: The site is currently zoned Planned Unit Development (PUD). The Development <br />Agreement for the Mallard Ponds subdivision, which this lot is part of, contains .language that <br />allowed the subject property to be developed as a commercial lot. The Development <br />Agreement allows for the subject property to be developed with a use allowed under either a <br />B-I or B-2' Business zoning classification. Multi-tenant office uses are allowed in both the <br />B-1 and B-2 Business Zoning Districts. <br /> <br />Setbacks: The building location exceeds the 35-foot from and rear yard and 20-foot 'side <br />yard setback requirements. City Code requires a 20-foot green space area adjacent to all <br />public roads. The site plan shown does not meet this requirement. The parking area is <br />shown as close as ten feet from'the edge of the right-of-way., You have been granted a <br />variance for this encroachment at the October [0, 2002 Board of Adjustment meeting. The <br />setbacks have not changed substantially in the revised plans. <br /> <br />Lot Coverage: The parcel is approximately 40,936 square feet (0.94 acre) in size. Lot <br />coverage is restricted to 35% or 14,327 square feet. The proposed footprint of the multi- <br />tenant office building is 6,000 square feet, which equates to a lot coverage of approximately <br />15%. The overall size of the building has not changed substantially in the revised plans. <br /> <br />5. Utilities: Urban Services are available to the site and the building will be serviced from the <br /> sewer and water line located in 140th Lane. <br /> <br />59 <br /> <br /> <br />
