Revised Site Plan Review: Ramsey Professional Building <br />Page 2 of 2 <br />September 24, 2003 <br /> <br />Access: The revised site does not alter any accesses that were approved as part of the original <br />Mallard Ponds subdivision. <br /> <br />Grading and Drainage: The revised site plan does not alter any of the ~ading or drainage <br />patterns that were approved as part of the original Mallard Ponds subdivision. <br /> <br />Landscaping: The revised site plan does not alter any of the landscaping plans that were <br />approved as part of the original Mallard Ponds subdivision. <br /> <br />Architectural Standards: The revised site plan submittal included revised elevations and <br />floor plans. The revised site plans show an increase in building height from 22.5 feet to 24.5 <br />feet (measured to the peak). City Code stipulates a maximum building height of 35 feet in the <br />B-1 and B-2 zoning districts. The approved site plan indicated a faux ledgestone finish, while <br />the revised plan indicates rock face with synthetic stucco. There is also a reduction in the <br />number of windows on the fagade and some changes in some of the architectural detailing on <br />the building. The revised site plan also shows skylights will be added. An upper story has <br />also been added to two of the four offices that will be in the building. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, October 2, 2003, at the <br />Ramsey Fire Station, 15050 Armstrong Blvd., NW, to review your proposed revised site plan. I <br />suggest that you, or your representative, be present at the meeting to answer any questions that <br />may arise.
