Landscaping Plan, and Building Elevations prepared by SEH, <br />dated August 4, 2003, revised September I2, 2003, a Drainage Plan prepared by SEH, dated July <br />1 g, 2003, revised Septe. mber 12, 2003, a Lighting Plan prepared by Luma Sales Associates, dated <br />July 21, 2003, and a Survey prepared by SEH, dated July 29, 2003. We offer the following <br />comments: <br /> <br />General: The site plan is proposing to develop a Recreational Vehicle sales lot on Lots 3, 4, 5; <br />and 6, Block 2, and Lots 3, 4, 5, and 6, Block 5, Alpaca Estates. The site is generally located on <br />Riverdale Drive at Alpaca Street and U.S. Highway ! 0. <br /> <br />Zoning: The site is cm-rentlv zoned B-2 Business; ILV sales lots are a permitted use in this <br />district. <br /> <br />Lot Coverage: The site plan proposes to place tl~e operation on.tour adjacent lots on the north <br />side of Pdverdale and tbur adjacent lots on the south side of R, iverdale, with the majoriU of the <br />sales lot on the north side of Pdverdale Drive. The proposed building will be located south of <br />Riverdale Drive and ls 18,900 square feet in size, which results in a lot coverage of <br />approximately 8% (the maximum allowed under City Code is 35%). <br /> <br />A¢cesso~ Use: Open and outdoor storage of goods lbr sale and rental is an approved accessory <br />use in the B-2 zoning district. <br /> <br />Utilities: The facility will be served by on-site sewer and water facilities. A primary drainfield is <br />shown on the site plan, but a site tbr a secondary system will aeed to be identified as well.
