A 6-~:bot fence is shown in the submitted site plan, but it is only <br />shown along one residential property to the south, rather than the entire southern boundary of the <br />development. Yhis fence will need to be extended along the entire southern boundary. 'A~n. <br />adequate bufferyard (dimensionally) is shown, but the trash enclosure, LP ta~. and dump station <br />will need to be moved out of the buffervard. Additional comments regard, lng the bufferyard may <br />be found in the 'Landscaping' section of this t'eview letter. <br /> <br />Landscaping: City Code requires a !0-foot green space area adjacent to all public roads, wi]ich <br />the proposed site plan appears to meet. With the exception of the U.S. ~ighvvay l0 fi'ontage. The~ <br />site plan will have to be modified accordingly. <br /> <br />Ci.ty Code t'equires one (il.) tree per every for,~ (40) hneat feet of site perimeter to be planted <br />throughout ~he site. Of these trees, there must be at least one (l) tree planted per thirty-five feet <br />along any public road fi'onmge on the property. City Code also requires r. har no less than 25% of <br />the trees ?anted be deciduous and no less than 15% be coniferous. Furthet,-rnore, City Code <br />requires that no more ~han 25% of the ~rees planted consisz of omamentai trees. <br /> <br />In addition to these ?tamings. City Code dso requires that one (1) overstory tree per ten (10) <br />parking stalls be installed to provide s?~ade and visual retiei'. ha addition to the trees that are <br />required, City Code states that five (5) sln'ubs be planted for each required tree. Finally, because <br />this site is adjacent ~o residential ?roperties. a buffervard of at least fi~z (150) teet is required, and <br />shall be planted with a minimmn number of trees equivalent to thirty percent (30%) of the overall <br />planting requirements. <br /> <br />The parcel has roughly 4,310 lineal feet of sire perimeter, which results in a minimum <br />requirement of 108 trees to be [nstailed. Of these, a minimum of seventy-eight ('78) need to be <br />plarXed along Highway i0, Alpaca St. and P,,iverdaie Drive (2.3, 15, and 40, respectively) to <br />satisfy the pubtic road ~¥ontage planting requirement. The ~rees should be planted with a <br />maximum spacing of thim/-~ive (.35) feet. However, along Highway 1(), an alternative to the <br />spacing requirement would be to plant the trees in clusters periodically along the road ii'ontage. <br />This may provide ~br more visibility along Highway 10. The remaining trees can be planted <br />throughout the property. <br /> <br />The current landscaping plan show's a total of eighty-nine ('.~9) trees that will be installed, <br />excluding the buffervard, plantings. An additional nineteen (~"~:,.~ trees will need to be <br />incorporated h~to rlae landscaping plan to satisfy ~he planting requirements. Yhere is a total of <br /> <br />68 <br /> <br /> <br />
