P leasureland RV - S itc Plan <br />September 24, 2003 <br />Page 3 of 6 <br />fifty-four (54) trees shown along the p2blic road frontage for Alpaca St and Riverdale Rd, which <br />is adequate. However, there are no overstory plantings shown along the northern property line, <br />adjacent to Highway 10. A minimum of twent?thi'ee (23) overstory trees need to be installed <br />along Highway .10 to satisfy the public road frontage planting requirement. Again, the trees can <br />be spaced at an interval not to exceed 35 fket or they can be planted in clusters along Highway <br />t0. <br /> <br />One concern with the public road ~Trontage plantings is that they are located outside of the <br />property, in the public road right-of-way. All trees included in the landscaping.plan need to be <br />located within the property boundary lines. This could be accomplislied by shifting some of the <br />overstory plantings so they are adjacent to Ftigh,~ay ~0. Also, the trees in the parkways can be <br />shifted to be inside the property lines among the shrnbbery. While this may require some <br />mmTanging of the shi'ubs~ it would eliminate the issue of planting-trees outside of the property <br />lines. Please keep in mind that sN'ubs planted beneath the canopy of oversto~ trees will receive <br />less sunlight tkroughout the day and thus, should have at least a moderate tol~erance to shade. <br /> <br />The plan indicates that a total of 486 slzrubs will be installed on site. This is short of the <br />minimum requirement of 540 (five shrubs per each required tree). There are no ~tbundation <br />plantings indicated on the plan. This iS ~4n ideal piace for skrubs to be installed. Staff is <br />recommending that additional shrubbery be included around the northeastern, eastern, and <br />southeastern parts of the building (adjacent to the sidewalks). <br /> <br />There is no species palette included in the landscaping plan. Each proposed species will need to <br />be indicated on the landscaping plan. The Ramsey Tree Book should be referenced when <br />choosing indivickta[ species. While the individual species are not identified, the sizes tbr each <br />type of planting are. All sizes appk.ar to meet the minimun~ requirements of City Code. <br /> <br />Parking Lot £andacaping <br /> <br />There are fi~hy-eight (58) customer, employee, and RV service parking stalls indicated on the site <br />plan. Thus, a total of six (6) additional overstory trees .will need to be planted within or adjacent <br />to the pm'king area. The locations should be focused around the customer/employee stalls. The <br />planting area ibr these trees, shall be a minimum of 162 square feet. The current plan does not <br />provide ibr any landscaping speciIic to the pm-king area. <br /> <br />Bz~fer);ord Plantings <br /> <br />This site is adjacent to residentially zoned properties and thus, there are additional screening <br />requirements. A bufferyard with a minimum of width of fifty (.501) feet is required along the <br />southern property line. This should be planted with a minimum of thirt?two trees (30% of' the <br />overall required plantings). The plan does indicate that there will be fencing installed along a <br />portion of the property line. Staff is recommeriding that the fence be extended along the entire <br />southern boundary of the development. [£ this ~tbnce line is extended the entire length of the <br />prope~-ty, it will reduce the planting requirement by ten percent (!0°/~). resulting in the need for <br />twenty-nine (29) overstory trees within the bn'f~er yard. <br /> <br /> <br />
