Pleasureland FLV - Site Plan <br />September 24, 2003 <br />Page 4 of 6 <br /> <br />The cnn'ertl plan shows twenty-nine I29') trees will be installed in tiffs bu££er yard. While the <br />species are not indicated on the plan, ail of the trees included in the buffer yard are specified to <br />be evergreens. This is appropriate because they will provide year-around screening for the <br />residential propel'ties to the south. The bufferyard is in the same vicinity as a detention pond and <br />thus, trees suitable for both wet and dry soils should be used in this area. A couple <br />recommendations include Balsam Fir and Wtfite Spruce. <br /> <br />.am additional :,,venty-five trees need to be incorporated into the landscaping plan (six ibr pm'king <br />lot piandng requirements and nineteen to meet the minimm~2 overall site requirements). Also, <br />anod~er fiikv-!bur (154) s~'ubs need to be included. Finally, individual species to be included in the landscaping ixeed to be identified in a <br />species pale~e. <br /> <br />Architectural Standards: City Code restricts building hkight to 35 leer and exterior wall <br />finishes to natural or pre~kbricated brick o'r stone or pre-cast concrete paneis or some other <br />material approved by City Council. The submitted building elevations appear to meet both <br />requirements. A color elevation should be submitted, to be shown at the Planning Commission <br />meeting. <br /> <br />Waste Storage: City Code requires tha~ ail solid waste and rei\~se receptacles be stored within a <br />completely screened structure or container. The submitted site plan appears to meet this <br />requirement, however, the waste ?eceptacle (as wet1 as'~he dump station and LP tmyk) must be <br />relocated octt of the buffer yard. <br /> <br />Oil-Street Parking - Spaces Required: City Code requires one pm'king space per [0 vehicles <br />displayed on the sales lot, tkre.e spaces for each enclosed sm-vice bay, and one space per fi, all-time <br />employee. The submitted site plan shows 58 parking stalls, all located on the southern tot. City <br />Code requires 18 parking spaces for the sales area, 30 spaces for the 10 service bays shown, and <br />15 spaces to accommodate 15 I\dl-time employees. The plan show's 24 spaces dedicaed for the <br />RV service operation; it is stafz"s opinion that the 6 Customer R.V spaces could be used as <br />overflow for d:e Jervice operation, if necessary. <br /> <br />Lighting: The lighting plan tbr the development consists of thilW-six 40-fbot-high standard <br />mounted lights and nine wall-mounted units. The standard mounmd ~ights are a combination of <br />28 single-fixture units and eight back-to-back double units. The commercial lighting code for this <br />district requires that bulbs emitting more than 3000 Lumens, which includes all 45 units, must be <br />directed such that the bulb is not visine from off' the subject prope'.W. The applicant should <br />submit specifications and drawings to the City Engineer to show that' the light fixtures meet this <br />requirement. <br /> <br />70 <br /> <br /> <br />
