Mr. Bauer is proposing to replat two existing lots into two new lots. <br />One o~' the lots has an existing residence located upon it ( 7210 !61~t Lane). The total area to be <br />subdivided is 14.17 acres and Mr. Bauer would like to create a 2.5 acre parcel and a 11.67 acre <br />parcel. Sta[t' mailed notice to property owners within 350 feet. ~ <br /> <br />Observations: <br /> <br />The two existing parcels are 14.17 acres in size and are zoned R-1 Residential. The surrounding <br />parcels are also zoned for single family residential uses. To the west of Mr. Bauer's prope~W is the <br />Ramsey Gun Club. <br /> <br />For residential areas outside of the MUSA, City Code does not permit lots to be created that have <br />less than 200 feet of lot width a't the street right-of-way. As can be seen on the sketch plan, the <br />property under consideration has fi'ontage on two streets. Lot 1, with the existing homestead, meets <br />the 200 ibot lot width requirement at 16lst Lane, N.W. Lot 2 has 105 ~'eet of lot witdth/street <br />fi'outage along 161st [_ane and 66 feet of lot width/street frontage along 160m Lane, N.W. <br /> <br />The intent o t' the lot width at street frontage is ,to have a comigous length of frontage along a public <br />road in order to provide ibr adequate access. The frontage for the proposed Lot 2 is fragmented. <br />The fi:outage along 161m Lane N.W. leads into a current horse pasture. The future residence on Lot <br />2 is proposed to receive access fi'om 160tt~ Lane N.W.
