Canaday Surveying. We offer the following comments: <br /> <br />General: The property is zoned Planned Unit Development and is a phase <br />of Northfork 5th Addition, which received preliminary plat approval on <br />May 22, 1990, and consisted of 430 acres to be developed with 120 <br />residential lots and an 18 hole golf course. The first phase of Northfork 5th <br />Addition, Northfork Links, consisted of the golf course and 14 residential <br />lots; Northfork Links 2nd Addition platted 2 more residential lots; <br />Northfork Links 3rd Addition was a replat of 4 lots in Nonhfork Links into <br />3 lots; North_fork Lake Addition consisted of 18 resident/al lots. Due to <br />some realigning of Turnberry Court N.W., Northfork Highlands consists <br />of 17 residential lots, which is 2 more lots than originally approved in this <br />area of the North.fork 5th Addition preliminary plat. However, the overall <br />cap on lots in Northfork would remain at 292 and the density remains <br />almost the same, 1 unit per 4.25 acres versus 1 unit per 4.28 acres. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. <br />concept moriificadons approved at the t/me Northfork 5th Add_it/on received <br />preliminary plat approval, ail of the lots are at least one acre in size and with <br />the exception of cul-de-sac lots, meet the t60 foot width requirement at the <br />prope~, line or the building setback line. <br /> <br />Soils: Ail soils within the subdivision are Class I soils. Lots 10 and 11 <br />are encumbered with substant/al drainage and utility easements which <br />should make these easement areas unsuitable for soil absorption systems. <br />However, even these two lots have a minimum of 34,000 square feet of <br />Class I soils, wi-rich exceeds the minimum of 27,225 square feet which is <br />required before individual tot so/.1 assessments are required. <br /> <br />Park Dedication: In accordance with the May 9, 1989 Northfork Park <br />Dedication Agreement, the cash contribution due for park dedication <br />purposes on Northfork Highlands Addition is $500/lot. <br /> <br /> <br />
