o Street ts: The length of Turnberry Turn N.W. was approved at the time of prelJ~nary plat approval, however, it does exceed the minimum 600 foot disuince for cut-de-sates by 470 feet.. Turnberry Court has been shifted slightly north from what was shown in the preliminary plat. This shift has eliminated what would have been triple frontage for Lot 2. The deviation frorri the grid pattern for street names and a reduction in pavement width from 31 feet to 29 feet was also approved at the time of preliminary plat apprOval. Drainage and Easements: The plat appropriately provides for the standard 5 and 10 foot drainage and utility easements on the perimeter of all lots.: A closed conduit drainage system will need to be installed in accordance with the previusly approved drainage master plan. Tree Preservation and Planting Plan: Since June of 1993, it has beefi a requirement of the City that the Developer submit a Landscape Plan. Thi~ plan should identify existing ~ee growth that will be preserved during conatrucfion and the new planting of one 2-inch diameter tree, of an app~,oved species, in the front yard of each lot. The Developer should contact Parks and Utilities Coordinator Mark Boos at 427-174I or 427- 1410 to make arrangements for the submittal of the required Landscape Plan_'. No grading will be allowed until this requirement is fulfilled. The City Cpuncil will be meeting at 7:00 p.m. on Tuesday, January 25, 1994 to consider y'~o~ request for final plat approval of Northfork Highlands Addition. A copy of the[proposed development agreement is enclosed for your information. It is important that you, or your representative, be present at the meeting to answer any questioi~s that may arise.
