o <br /> <br />Street ts: The length of Turnberry Turn N.W. was approved at the time of <br />prelJ~nary plat approval, however, it does exceed the minimum 600 foot <br />disuince for cut-de-sates by 470 feet.. Turnberry Court has been shifted <br />slightly north from what was shown in the preliminary plat. This shift has <br />eliminated what would have been triple frontage for Lot 2. The deviation <br />frorri the grid pattern for street names and a reduction in pavement width <br />from 31 feet to 29 feet was also approved at the time of preliminary plat <br />apprOval. <br /> <br />Drainage and Easements: The plat appropriately provides for the <br />standard 5 and 10 foot drainage and utility easements on the perimeter of all <br />lots.: A closed conduit drainage system will need to be installed in <br />accordance with the previusly approved drainage master plan. <br /> <br />Tree Preservation and Planting Plan: Since June of 1993, it has <br />beefi a requirement of the City that the Developer submit a Landscape Plan. <br />Thi~ plan should identify existing ~ee growth that will be preserved during <br />conatrucfion and the new planting of one 2-inch diameter tree, of an <br />app~,oved species, in the front yard of each lot. The Developer should <br />contact Parks and Utilities Coordinator Mark Boos at 427-174I or 427- <br />1410 to make arrangements for the submittal of the required Landscape <br />Plan_'. No grading will be allowed until this requirement is fulfilled. <br /> <br />The City Cpuncil will be meeting at 7:00 p.m. on Tuesday, January 25, 1994 to <br />consider y'~o~ request for final plat approval of Northfork Highlands Addition. A <br />copy of the[proposed development agreement is enclosed for your information.
